Do I need a Realtor to buy a brand new house from a new home community?
Do you need a Realtor to go with you to new home communities? Honestly, no.... but should you have one go with you? The answer is yes!
Why? The most straightforward answer to this commonly asked question is that the sales representatives who work the model home centers in new home communities are employed by the New Home Builder to sell their houses to you. I repeat: to sell their houses to you. They don't earn commissions unless there is a sale at their builder's neighborhood, and they will likely do whatever they can to keep you from shopping at other communities. On the other hand, by asking a Realtor to accompany you, you have an experienced professional on your side who can help guide you to the kind of home that you want to buy, regardless of which builder. Realtors will have access to the information on new home inventory in the area and can help find your new home out of all the listings that best fits your criteria. Your Realtor can also have access to information on all the current builders incentives. This usually means no Model Home salespeople holding back discounts you could have had, because the Realtor can now find out ahead for you. You see, if the Realtor calls ahead first and explains they have an interested client, the New Home reps are more likely to disclose all incentives to your agent ahead of time because they know they are now competing against other New Homes, with no emotional attachment yet from you.
Granted, a Realtor also typically does not get paid unless you purchase a home, but independent Realtors aren't restricted to just one builder like the New Home Reps are, so they wouldn't be inclined to push you into a sale you might not really want. Even so, you still aren't paying them - the builder that you choose is. So the main difference here is that the Realtor is not locked into just one place. They can represent you in purchasing any Arizona home whether Spec home, new construction, site built, or resale, too.
Very important: With very few exceptions, most builders of new home communities in Arizona will not pay a Realtor (who's job is protecting your interests) to represent you unless you bring your Realtor with you during your very first visit to their community. So don't forget to call your real estate agent before going! |
